What Sleepsafe is

We're a tenant placement agency. We list properties from landlords we've verified, match tenants to them, arrange viewings, check documents, and help get a lease signed.

We are not the landlord. Your lease is between you and the property owner. We introduce the two of you and handle the process around it — we don't own the property, we don't collect your rent, and we're not your landlord for anything that happens after you move in.

Using Sleepsafe as a tenant

• You must be 18 or older.
• What you tell us must be true — your name, your age, your income, your documents. Placing someone on false information puts the landlord at risk and we'll end the application if we find it.
• Turn up to viewings you've booked, or cancel them. Reply CANCEL on WhatsApp and it's done.
• Your portal link is yours alone. Anyone with it can see your documents, so don't share it.

Using Sleepsafe as a landlord

• You must be entitled to let the property, and be able to show us that.
• Listings must be accurate. The rent, the deposit, the room count, the photos — if the place doesn't match the listing when a tenant arrives, we'll take it down.
• Tell us as soon as a room is taken, so we stop sending people to see it.
• You may not deal directly with a tenant we introduced in order to avoid the placement fee. See below.

What it costs

Tenants and landlords each pay a once-off placement fee, charged only when a tenant actually moves in. There is no listing fee, no monthly fee, and nothing to pay if we don't place anyone.

Over R10 000	30% of one month

The fee is worked out on the rent of the specific room or unit placed. Tenants funded by NSFAS pay no fee. We invoice on placement and send banking details on WhatsApp.

Going around us

If we introduce a tenant to a property and the two of you then arrange the letting privately within six months, the placement fee is still owed. We've done the work by that point — the listing, the screening, the viewing.

Viewings

A booked viewing is a commitment on both sides. Landlords should be there or send the caretaker; tenants should arrive or cancel. Repeatedly missing viewings without cancelling means we'll stop booking them for you.

Documents and screening

We check documents to protect landlords from fraud and tenants from fake listings. We may reject a document and ask for another. We may decline an application. We don't have to give a reason beyond what we've already told you, though we usually will.

What we don't promise

We can't guarantee you'll find a place, that a landlord will accept you, or that a property will still be available by the time you get there. Rooms move fast. We also can't guarantee the condition of a property — look at it before you sign.

Where our responsibility ends

Once the lease is signed, the relationship is between you and the landlord. Disputes about rent, deposits, repairs, noise or eviction are between the two of you and fall under the Rental Housing Act. We'll help where we can, but we're not a party to your lease.

Our liability to you is limited to the placement fee you paid us.

Ending it

Tenants can stop using Sleepsafe any time — reply STOP or ask us to close your account. Landlords can ask us to take their listings down. Fees already owed on a completed placement remain owed.

We may suspend or close an account that gives us false information, abuses our staff, or uses the service to do something illegal.

Which law applies

South African law. Anything we can't sort out between us goes to the courts of South Africa. Nothing here takes away rights you have under the Consumer Protection Act, the Rental Housing Act, or POPIA.

Changes

We may update these terms. The date at the top shows when we last did. Carrying on using Sleepsafe after a change means you accept it.
