    Sleepsafe is a tenant placement agency, working in Gauteng since 2019. We list rooms, cottages and houses from landlords we've verified, match tenants to places that actually fit, arrange the viewings, check the paperwork and get the lease signed.

    What we do

    • For tenants. Tell us what you need on WhatsApp or search the site. We send places that match your budget, area and household — not a list of everything.
    • Viewings, arranged. Pick a time, we confirm it with the landlord and remind everyone the day before.
    • Paperwork handled. Documents, lease signing and proof of payment all happen on your own private page.
    • For landlords and agents. We advertise your rooms, screen every applicant and only send you people who are serious.

    What it costs

    Nothing to browse, nothing to enquire, nothing monthly. We charge a once-off placement fee when a tenant actually moves in — worked out from the rent, and payable by both the landlord and the tenant. You'll see the exact amount before you commit to anything.

    How we vet

    Landlords and agents give us identification, proof of the bank account rent is paid into, and company registration where they trade as a business. Nothing goes on the site until that's checked. Tenants are screened on identity, income or funding, and the documents each property asks for.
